Terms and Conditions


1. Introduction

These Terms and Conditions (“Terms”) govern the provision of services by Sahasra Properties (“Company,” “we,” “our,” or “us”), having its registered office at Plot No. 95, Gopi Lakshmi Elite, Road No. 7, Alkapuri Township, Puppalguda, Hyderabad, Rangareddy, Telangana, 500089. These Terms apply to all clients, customers, property owners, and any other parties (“Client,” “Customer,” or “you”) who engage with Sahasra Properties for any services.

By entering into an agreement, onboarding, or availing any services offered by Sahasra Properties, the Client acknowledges that they have read, understood, and agreed to be bound by these Terms.


2. Definitions

For the purpose of these Terms, the following definitions shall apply:

  • Company: Refers to Sahasra Properties, including its employees, representatives, agents, and authorized personnel.
  • Client or Customer: Refers to any natural person or legal entity that has entered into an agreement with Sahasra Properties or intends to do so.
  • Agreement: Refers to any written or formal arrangement between Sahasra Properties and the Client for provision of services.
  • Services: Refers to all activities undertaken by Sahasra Properties, including but not limited to site visits, administrative services, property management services, technical services, financial coordination, property cleaning, and any additional agreed services.
  • Written Communication: Includes traditional written documents as well as electronic communication, provided that formal written copies may be obtained from the registered office upon request.
  • Onboarding: Refers to the formal process of enrolling a Client and initiating services under the Company’s packages or offerings.

3. Scope of Services

Sahasra Properties shall provide services as specifically outlined in the Agreement or selected service package. The scope of services shall strictly be limited to those expressly agreed upon between the Company and the Client.

The Company shall not be obligated to perform any services, duties, or responsibilities that are not explicitly mentioned in the Agreement. Any additional services requested by the Client shall be considered add-on services and may incur additional charges.


4. Quotations and Pricing

All quotations provided by Sahasra Properties are based on the information furnished by the Client at the time of inquiry or onboarding. The Client is solely responsible for ensuring that all information provided is accurate, complete, and truthful.

If a quotation is based on incomplete, incorrect, or misleading information, such quotation shall not be binding on Sahasra Properties, and the Client shall not derive any rights from such quotation.

All prices, packages, and service offerings are indicative and subject to change without prior notice. Clients are responsible for periodically reviewing the current pricing and applicable Terms and Conditions.


5. Payments

Sahasra Properties does not accept payments in cash under any circumstances unless explicitly authorized in writing by the Company’s authorized representatives.

Clients are advised not to make any cash payments to any employee, representative, agent, vendor, or contractor of the Company unless written authorization has been provided. The Company shall not be held responsible for any loss arising from unauthorized payments.

Timely payment is essential for the continuation of services. Failure to make payments on time, including renewal payments, may result in suspension or cancellation of services without prior notice.


6. Client Obligations

The Client shall:

  • Provide accurate, complete, and truthful information regarding the property and ownership.
  • Facilitate access to the property location, either personally or through an authorized representative, at least once after onboarding.
  • Ensure that the property is free from misrepresentation, disputes, or litigation at the time of entering into the Agreement.
  • Cooperate with Sahasra Properties to enable proper execution of services.

The Agreement shall only be entered into with the lawful owner of the property. Agreements shall not be executed in favor of third parties unless valid legal authorization is provided and accepted by the Company.


7. Property Condition and Cleaning Services

Any property cleaning services included in the package shall be limited to removal of vegetation within marked property boundaries. Such services do not include:

  • Demolition of buildings or structures
  • Removal of construction debris
  • Cutting of trees beyond standard vegetation removal
  • Structural alterations or civil work

Such additional services may be provided as add-on services and shall be charged separately based on actual costs.


8. Additional Services and Changes

The Client acknowledges that additional work may be required depending on property conditions, legal matters, or operational requirements. Such additional services shall be performed only after the Client agrees to the additional costs, revised timelines, and applicable conditions.

Sahasra Properties reserves the right to delay or suspend additional services until such approval is received. Any delay resulting from pending approvals shall not be considered a breach of contract by the Company.


9. Misrepresentation and Legal Disputes

If any property is found to be misrepresented, disputed, or involved in litigation, Sahasra Properties reserves the right to cancel the Agreement immediately.

In such cases, 50% of the total amount paid by the Client shall be forfeited without further obligation on the part of the Company.

Legal dispute resolution services, documentation, or representation are not included in standard service packages. Such services, if requested, shall be provided separately and charged based on actual expenses.


10. Cancellation and Refund Policy

If the Client cancels the Agreement within 15 days of onboarding or payment, cancellation charges may apply.

If cancellation occurs after 15 days of onboarding or payment, 50% of the total amount paid shall be forfeited. Additionally, any expenses incurred by Sahasra Properties, including site visit costs, travel expenses, and administrative costs, shall be deducted.

Refunds, if applicable, shall be processed within a reasonable period and only through the original payment method.


11. Renewal and Termination

Service agreements may require periodic renewal depending on the selected package.

Failure to renew services or make timely renewal payments may result in termination of services. The Company shall not be liable for any consequences arising from such termination.

Sahasra Properties reserves the right to terminate the Agreement if:

  • The Client provides false or misleading information
  • The Client breaches these Terms
  • Legal or operational circumstances prevent continuation of services

12. Complaints and Resolution

Clients may submit complaints in writing, providing a detailed description of the issue. Sahasra Properties shall review complaints in good faith and make reasonable efforts to resolve valid complaints.

If the complaint is found to be justified, the Company shall attempt to rectify the issue or complete pending services appropriately.


13. Limitation of Liability

Sahasra Properties shall perform its services with reasonable care and diligence. However, the Company shall not be liable for:

  • Loss arising from incorrect information provided by the Client
  • Legal disputes related to property ownership
  • Government actions, regulatory changes, or legal restrictions
  • Delays caused by circumstances beyond the Company’s control

The Company’s total liability shall not exceed the amount paid by the Client for the specific services in question.


14. Force Majeure

Sahasra Properties shall not be held responsible for delays or failure to perform services due to events beyond its control, including but not limited to natural disasters, government restrictions, strikes, technical failures, pandemics, or other unforeseen circumstances.


15. Amendments

Sahasra Properties reserves the right to modify or update these Terms and Conditions at any time without prior notice. Updated Terms shall become effective upon publication or communication.

Clients are encouraged to periodically review the Terms to remain informed.


16. Governing Law and Jurisdiction

These Terms and Conditions shall be governed by and interpreted in accordance with the laws of India.

Any disputes arising out of or relating to these Terms or the Agreement shall be subject to the exclusive jurisdiction of the courts located in Hyderabad, Telangana, India.


17. Acceptance

By onboarding, signing an agreement, or availing services, the Client acknowledges that they have read, understood, and agreed to these Terms and Conditions in full. These Terms constitute the entire agreement between Sahasra Properties and the Client regarding the services provided.

Failure to comply with these Terms may result in suspension or termination of services without refund or compensation.
